Losing a property through tax foreclosure can be devastating—but the auction may not necessarily be the end of the financial story.

In some situations, a property sells for more than the taxes, qualifying liens, fees, and other amounts that had to be paid. The remaining money may be known as surplus funds, excess proceeds, excess funds, or overage funds.

The Surplus Funds Homeowner’s Guide walks former property owners and families through the important questions to ask after a tax-foreclosure auction.

Inside, you'll learn how to:

Understand what surplus funds are
Find out what your property sold for
Determine whether excess proceeds may exist
Find out which agency, county, or court is holding the funds
Identify important claim deadlines
Understand why other parties may have claims to the money
Gather the documents you may need
Know when professional legal assistance may be helpful
Recognize red flags before signing with a recovery company
Understand what may happen when the former homeowner has passed away
Follow a clear 10-step Surplus Funds Action Plan

The property may be gone—but don't automatically assume every dollar of equity connected to it is gone too.

Get informed, find the records, and determine whether there may be funds worth investigating.
